Are Your Smoke Alarms Compliant?
Smoke alarms save lives—but only if they’re installed correctly, working properly, and compliant with current legislation.
Many homeowners assume that having any smoke alarm is enough. In reality, laws and standards have changed significantly in recent years, especially for rental properties and homes being sold or leased. If your system hasn’t been updated, there’s a good chance it’s no longer compliant.
What Does “Compliant” Actually Mean?
In Australia, smoke alarm compliance is guided by legislation and standards including:
- AS 3786:2014 (product standard)
- AS/NZS 3000:2018 (installation requirements)
To be compliant, smoke alarms must meet several key criteria:
1. Photoelectric Smoke Alarms
All alarms must be photoelectric (not ionisation type) and comply with AS 3786:2014. Photoelectric alarms are more effective at detecting smouldering fires, which are the most common in residential settings.
2. Hardwired or 10-Year Battery
- Alarms must be hardwired to the mains power (where required), or
- Powered by a non-removable 10-year lithium battery
3. Interconnected Alarms
All smoke alarms must be interconnected, meaning when one alarm activates, they all sound. This can be done via wiring or wireless interconnection.
4. Correct Placement
Proper placement is just as important as the type of alarm.
Smoke alarms must be installed:
- On every level of the home
- In each bedroom
- In hallways that connect bedrooms
- If no hallway exists, between the bedroom and the rest of the house
- In locations where they can be clearly heard from bedrooms
They must also be:
- Installed on the ceiling where possible
- Positioned away from corners, air conditioners, and fans
- Installed according to manufacturer spacing requirements
Key Compliance Deadlines
Smoke alarm legislation has been progressively rolled out, with major deadlines now in effect:
From 1 January 2022 (QLD – and similar frameworks influencing other states)
All domestic dwellings must have:
- Photoelectric smoke alarms
- Interconnected alarms
- Alarms installed in all required locations
These requirements apply to:
- New builds and major renovations (already required for years)
- Properties being sold or leased
- All existing homes, which are now expected to meet the updated standard
Why Compliance Matters
Non-compliant smoke alarms can:
- Fail to detect certain types of fires early enough
- Not alert occupants in other areas of the home
- Put lives at risk
- Create legal issues when selling or renting a property
How to Check If Your Smoke Alarms Are Compliant
Ask yourself:
- Are all alarms photoelectric?
- Are they interconnected?
- Are they located in every bedroom and required areas?
- Are they less than 10 years old?
- Do they activate together when tested?
